JOB TITLE: Building Manager
REPORTS TO: Department Head of Business/HR

HOURS/SCHEDULE Full Time - 40 hours per week
Monday: 7 a.m. - 4 p.m.
Tuesday: 7 a.m. - 4 p.m.
Wednesday: 7 a.m. - 4 p.m.
Thursday: 7 a.m. - 4 p.m.
Friday: 7 a.m. - 4 p.m.

Schedules are adjusted as needed for the Library.
Weekends are required to help with emergency building needs, staff work
coverage and/or snow removal. Flex time is provided when weekend work is

Preferred education or certification in plumbing, electrical
or construction.

WORK EXPERIENCE Building maintenance experience preferred.

SUPERVISORY EXPERIENCE Preferred, but not required.

The building manager position at Salina Public Library provides high quality, reliable and professional services. The position requires a person who takes pride in their work and is willing to be an overall handyperson. Knowledge of construction, plumbing, electrical, heating/cooling and various mechanical systems is required. The building manager inspects, maintains, monitors and repairs building systems and equipment including plumbing, electrical, heating and cooling, paint, walls, carpets, shelving, furniture, signage and lighting in accordance with blueprints, manuals, maintenance schedules and building codes in order to keep facilities operating and attractive. The position supervises building maintenance staff and
requires the ability to manage projects. Projects may require communicating and working with
subcontractors who provide plumbing, electrical or construction services. To be a part of our Library team, a positive attitude, flexibility and willingness to work well with everyone is required.

be detailed oriented and can handle multiple projects professionally.
supervise building maintenance staff.
cover for building maintenance staff as needed. Assist with carpet cleaning, steaming.
clean up basement areas. Hauling to dump as needed.
taking items to recycling center bi-weekly.
running errands or picking up supplies for maintenance.
organizing work areas and building areas with maintenance items.
putting together furniture, moving furniture and other necessary projects.
inspect, maintain, monitor and repair building systems and equipment including plumbing, electrical, heating and cooling, paint, walls, carpets, shelving, furniture, signage and lighting in accordance with blueprints, manuals, maintenance schedules and building codes in order to keep facilities operating and attractive.
completing moderate repair work: plumbing, electrical, heating/cooling system, mechanical systems and construction. Drywall & painting.
be able to manage projects with subcontractors. Reporting updates to appropriate staff.
be able to communicate and work directly with plumbers, electricians, construction workers, elevator repairman and door repairman.
maintain a budget and ordering necessary materials/supplies.
make sure maintenance is performed on Library vehicles.
replace light bulbs throughout Library buildings. Managing timing systems and scheduling
have an awareness of all breaker boxes.
read and understand blueprints for all areas of Library buildings.
replace filters in all systems on a regular basis.
keep the buildings inside and outside impeccable.
lawn care / mowing / watering as needed.
assist with snow removal/ ice melt.
make sure the Library grounds/buildings are safe for patrons and staff access.
make sure fire extinguishers are maintained appropriately and overall safety systems are monitored and checked as required.
follow all safety requirements.
complete monthly maintenance on Library buildings.
other duties as assigned.
meet twice monthly with the Director to provide project, building and overall work updates.

Valid Drivers License.
Pre-employment drug screen. (post-employment drug screen may also take place)
Pre-employment background check.
Basic keyboarding skills.
The ability to work with a variety of technology equipment and applications. Applications include, but not limited to HVAC, documents, spreadsheets, internet browsers, email, and Google Drive.
Ability to use tools and understand blueprints.
Demonstrate professional behavior and wear professional clothing in adherence to the dress code policy.

Typically moderate physical work. At times physical work is at a high level.
Lifting, carrying and pushing up to 100 pounds with or without assistance.
Constant lifting, carrying, standing, walking, bending, climbing stairs, twisting, reaching, pulling and pushing. Climbing onto building roofs. Using ladders.
Work inside and outside. Working in a variety of weather conditions.
Cleaning chemicals and other building/equipment chemicals.
Noise level can be high at times.
Speech and hearing abilities to maintain communication with patrons and co-workers.
Vision to read and interpret reports, written documents and technology communications.
May assist with Library bookdrops or event setups on or off site.
